We will not let that happen — period. The LESCO 360 help desk helps property managers with every work order. When things do not happen as they should, we will email or call the vendor directly to find out why.
Not just once, mind you, but we’ll contact them as many times as it takes to get the job done.
We recognize that having repair and maintenance requests handled promptly and finished on-time is very important to every business. This is especially important to you as it relates to the ones that you manage.
That’s where we come in. LESCO 360 maintains a vendor matrix and a detailed property database for each of our clients. This allows us to be ready when the need for a repair, service, or improvement is needed.
When we onboard a new client, we will conduct an audit to determine a list of all the properties that will be included in the LESCO 360 program. Typically, owners and managers of multi-location properties (as well as tenants) have vendors and contractors that they trust to handle the needs that come up.
Documentation and Record Keeping
Organizing this process with our central dispatch team saves time and money with proactive communication. Ultimately, our goal is to get the work you need to be done completed efficiently and quickly, eliminating frustration and dissatisfaction when work is not done promptly and finished on-time.
During the onboarding process, we will document all of the information and contact info for each of those important vendors. We can even take it a step further and do annual inspection style reporting to get ahead of larger capital improvements that may be needed.
For example, if you only fix a leaky roof, you will likely have leaks again soon. But, if you inspect the roof and allow the owner to budget a possible replacement, they will be ahead of the curve on anticipating costs.
Reporting
Each client is given a designated phone number and email to communicate with LESCO360 when a need arises. We're there for you, your branches, stores, and tenants 24/7/365.
So, when a leak happens at closing time for a location, you and your staff can rest easy knowing that our team is working to make sure that your vendors take care of the situation. Annual work that needs to be done by your vendors can include many trades and disciplines and likely will span dozens of companies that you count on every year.
